Martha Cove Investment Opportunity



Three Pillars, a property development company that has successfully revitalised the Martha Cove development through its completion of 215 townhouses over the last two years  is up to the next release of the Martha Cove development. A master plan has been approved for 57 townhouses with a final submission approval estimated to be completed in February 2017.

The site will be settled in May 2017 and Three Pillars are seeking investors for $3M under preferred equity arrangement with a 20% per annum return (non – compounding), payable at maturity.  Minimum investment is $500K however if there are sufficient clients of S Baker & Co that are interested then they can invest through a unit trust structure.

Three Pillars are also offering a combined investment and purchase model for 5 townhouses only.

E.G Example purchase price - $775,000

Investment: $500,000 @ 20% per annum, on 18 months = $150,000 interest.

Purchase Calculations

Original Purchase Price: $775,000

Less Interest: $150,000

Discounted Purchase Price = $625,000

 

At Completion:

Noted Deposit - $500,000

Settlement Funds Required - $125,000
